Discovering Some of the Most Desirable Luxury Homes in Newport Beach, CA

Top aerial view of Newport Beach

When Newport Beach transitioned from a ranch farm called Bolsa de Joaquin in the 1830s to a commercial shipping hub called Newport in the 1870s, few knew it would maintain its status as celebrity enclave, tourist magnet, and then some when it adopted its current name in 1902.

But, more than 120 years later, Newport Beach remains the epitome of what was imminent all those years ago. It’s still the home of A-listers from the time Shirley Temple and John Wayne moved in in 1902. More than 50 years later, actor Nicolas Cage would move into the property next to John Wayne’s former home in 2005. Cage would eventually sell his 0.6-acre home for $35 million.

Tiger Woods would also keep a house in Newport Beach. So did the late great Kobe Bryant who owned not one, but several homes in the area.

2022 study: Newport Beach in Top 10 of America’s Most Expensive Zip Codes

In fact, a study ranking America’s most expensive zip codes in 2022, saw five Newport Beach and surrounding city zip codes on the list.  See the list below and click on the links to learn more about the neighborhoods featured further along the article.

Rank Zip Code Neighborhood Median Sale Price
9 92661 Balboa Peninsula $4.29 million
13 92662 Balboa Island $4.1 million
14 92657 Newport Coast $4.1 million
17 92625 Corona del Mar $3.7 million
34 92651 Laguna Beach $2.9 million

According to the study, “Newport Beach is now a community of exclusive zip codes with medians between $2.4 million and $4.29 million and double-digit price gains as high as 30% Y-o-Y.”

Overall, 70% of the priciest zip codes on the Top 100 are in California and 86% of all zip codes on the list saw an increase in median home prices.

In spite of challenges in the US economy, the study seems to indicate that for many high-net-worth individuals, investing in premium residential real estate is a solid way to park – and grow – their wealth.

And nowhere is that more apparent than in the stellar showing of Newport Beach.
